Brantford Is #3 On MoneySense's List of Top Neighbourhoods To Buy Real Estate in 2019

MoneySense recently analyzed real estate markets in Canada’s largest 35 municipal areas, along with 1,726 neighbourhoods in 54 of Canada’s larger cities to create their celebrated “Where To Buy Real Estate Now 2019” guide. As a Brantford real estate agent, I could not be prouder to announce that Brantford, Ontario sits proudly at #3 on this list.

Who are their sources?

The Canada Mortgage and Housing Corporation (CMHC), the Canadian Real Estate Association, the Québec Federation of Real Estate Boards, and various other real estate boards and associations.

What qualified these neighbourhoods to make the list?

  1. Value: Not to be confused with “cheap” or “lowest prices.” By value, they mean relative value—when a neighbourhood is more affordable than other areas nearby.
  2. Momentum: How fast will your future home appreciate value? They looked at the data to find signs of sustained price gains. The stronger the appreciation, the higher these neighbourhoods ranked on their list.
  3. Expert insight: MoneySense consulted a diverse panel of real estate agents and other experts in the field. Through an extensive survey, they found how these experts would assess the neighbourhood, beyond the stats.

How does Brantford stack up?

Brantford stands at #3 with the average house price at $427,322, the average five-year rent increase at 17.47% and a 5.15 five-year annual ROI. Their five-year vacancy rate change is -48% and their one-year annual ROI is 3%. $151,700 is their average equity after five years. Their average household pre-tax income is $100,175. MoneySense measured their GDP growth from 2013 to 2018, finding Brantford with 2.42% growth. And finally, their unemployment rate sits at 6.2%.
